What to Expect During a Home Inspection. During the process of buying a new home, you’ll meet with a home inspector. The Home Inspection is an important and required step and helps point out problems that will have to be addressed before you can close. 

After the seller has accepted your offer, the inspector completes an assessment of your potential new home, and writes a report. This is both a visual and functional inspection report, usually including photos of the different parts of the home being inspected. This inspection and report give detailed information regarding possible issues with the home, and usually takes several hours. The buyer pays around $300 or more for this inspection, at the time of the service. What is inspected?

  • Attic and basement
  • Roof, walls, ceilings and floors
  • Windows and doors
  • Major appliances such as cooktop, oven and refrigerator
  • HVAC and heating system
  • Electrical system and plumbing

Be aware that inspectors do not look for problems like mold, asbestos or hidden pest infestations. And, if the home being inspected has any inaccessible features such as a septic tanks or conditions behind walls, those items may have to have a separate evaluation before you close. Your realtor can definitely guide you through this important step. Pools are typically not included either.
